The neighborhood
Most of the city sits under SAMLARC, and most of it sits under a second association on top of that. The rules that decide your moving day are rarely the master ones. They are the sub-association's: the move-in window, the guest parking permit, the certificate of insurance the management company wants on file before a truck rolls in. Dove Canyon adds a 24-hour staffed gate in front of its 1,252 single-family homes, and Rancho Cielo does the same. We send the COI ahead and get the crew and the vehicle onto the gate list the day before, so nobody is sitting at a kiosk while the window closes.
The other half of the job is geometry. The city sits up on the Plano Trabuco plateau with no freeway of its own, only the 241 running along roughly four miles of its edge, so everything funnels through Santa Margarita Parkway and Antonio Parkway. From there the tract streets narrow as they climb. Robinson Ranch runs right up against Cleveland National Forest, and the attached homes closer to the lake are stacked three levels with a tandem garage underneath. A 26-foot truck does not belong on every one of those lanes. When it will not fit, we shuttle from the nearest legal staging point rather than block a private street, and that goes on the quote instead of surfacing at 8am.

Plenty of the foothill lots here were built with a spa on the rear patio, and that patio is usually reached through a side gate sized for a trash can. The deposit starts at $100 and comes off your total. If the association shifts your window or escrow slips a few days, reschedule or cancel with 48 hours' notice and the deposit is refunded in full. We would rather move the date than have you rushing a window you no longer have.
