The neighborhood
North of Alton Parkway and up against the 241, the ground tilts. Foothill Ranch and Portola Hills were built into the foothills of the Santa Ana Mountains beside Whiting Ranch Wilderness Park, and the tracts follow the slope: pitched driveways, narrow interior streets, tight cul-de-sacs and back yards that step down in terraces behind a side gate. Parts of Portola Hills, including The Oaks, are gated, and a guard needs the crew and the truck on the list before we are at the kiosk rather than after. We confirm the approach and the gate access when you book, so nothing is being negotiated on the morning of the move.
Closer to El Toro Road and Ridge Route Drive the stock is older and flatter: single-story homes from the 1960s and 70s, wide streets, mature eucalyptus and a driveway a 26-foot truck can sit in without a shuttle. The lake communities are the exception. Lake Forest Keys is roughly 500 homes and townhouses on private streets around a 36-acre lake, and it sits inside the Lake Forest II master association, which covers several thousand homes. Private streets and a master HOA usually mean a certificate of insurance and a booked move-in window before the ramp comes down. We send the COI the same day it is requested.

Most Lake Forest jobs never leave the city. People trade a 1970s single-story near El Toro Road for something newer off Alton Parkway, or move up the hill into Foothill Ranch, and the result is a short haul with a hard access problem at one end or both. Downsizing the original tracts
The El Toro tracts have been standing since the 1960s and a great many are still held by long-tenured owners. Leaving a single-story after forty years is a different job than clearing a two-bedroom: four decades of garage, an upright piano, and adult children coordinating from out of state. We work at the pace the household sets, label by room so nothing has to be guessed at later, and seniors get a discount.

Spas off terraced yards
A large share of the back yards above Portola Parkway are terraced, which puts the spa up a flight of steps and out through a side gate that was never sized for it. That is a sled, dolly and crew problem rather than a two-friends-and-a-truck problem. We survey the path first, pull the gate if it has to come off and reset it afterwards. No stair fees, on this or on anything else we carry.

Send us the association name and the certificate holder wording and the COI goes back the same day. If your street or building has a posted move-in window, tell us when you book and the crew is scheduled inside it.
Usually, though not always to the front door. Some of the hillside cul-de-sacs and shared driveways are too tight to turn a 26-foot truck in, so we either stage at the bottom and shuttle up, or send a smaller vehicle. That call is made before your date rather than on your driveway. Text a photo of the street and the approach when you book and we will tell you which it will be.
