The neighborhood
There are only three ways in or out of town: Laguna Canyon Road, which is SR-133, and Coast Highway from the north and from the south. Everything funnels through them. From June through August the canyon road carries the traffic for the Festival of Arts, the Sawdust Art Festival and Art-A-Fair, and Coast Highway through the Village near Forest Avenue and Main Beach sits bumper to bumper for most of the day. That is why Laguna jobs get early start times, and why we confirm the approach route with you when we book rather than on the morning.
Above the highway the streets are narrow, steep and often dead-ended: Temple Hills, Bluebird Canyon, Mystic Hills, Arch Beach Heights and the ridge at Top of the World. A full-size truck frequently cannot get to the door up there, so we shuttle in a smaller vehicle and carry the rest, and the carry never becomes a line item. On the coast side, the gated communities (Emerald Bay, Irvine Cove and Smithcliffs to the north, Lagunita and Three Arch Bay to the south) clear vendors at the gate, so we send the certificate of insurance and the crew and vehicle details ahead of the date instead of parking your move outside the gatehouse.

Most Laguna moves are short on distance and long on stairs. Village cottages with the nearest parking half a block up, canyon houses with a flight between the street and the door, bluffside homes where the truck stands at the top and the furniture lives at the bottom. This is an art town, and it has pianos in homes that were never designed to release one. Baby grands on the lower level of a terraced bluff house, uprights in cottages with a tight turn at the top of the stairs. We walk the route before anything moves, remove the legs and lyre, and take a grand out on a board rather than tilting it down a staircase.

Emerald Bay, Irvine Cove, Smithcliffs, Lagunita and Three Arch Bay each run their own vendor clearance, and most of them want a certificate of insurance on file plus the crew names and the vehicle before the date. Our COI names $1M liability and $100K cargo, and we can have it with the gate office or the HOA the same day you ask. If your association also restricts move-in hours or requires elevator or driveway reservations, tell us and we will book the crew inside that window.
It is normal here, not a problem. Plenty of homes in Temple Hills, Bluebird Canyon, Mystic Hills and Arch Beach Heights sit on streets that are narrow, steep or dead-ended, and some driveways will not take a full-size truck at all. We shuttle with a smaller vehicle and carry the remainder on foot. There is no stair fee and no long-carry fee, so the terrain changes how we staff the day, not what you are charged for it.
Yes, and we schedule around it. From June through August, Laguna Canyon Road and Coast Highway carry festival traffic through the middle of the day, and there are only three routes into town.
