Most of it was terraced into the San Joaquin Hills in tracts built from the 1970s through the late 1990s, so a move here usually means a cul-de-sac, a short steep driveway, a yard that drops away to a canyon, and often a gate guard who needs the crew names before the truck arrives. The neighborhood
A good share of Laguna Niguel sits behind a gate. Bear Brand Ranch and Ocean Ranch are guard-gated, Laguna Sur and Coronado Pointe sit behind gates near the top of the hill, and Marina Hills runs on association rules even where the streets are open. In practice that means crew names go to the guard before the truck leaves, the association wants a certificate of insurance on file first, and some hilltop addresses answer to two associations at once, a neighborhood one and the Niguel Summit master above it. We collect all of that at the estimate instead of at the gate.
Then there is the terrain. Pacific Island Drive climbs to homes sitting more than 900 feet above the water, and the streets that branch off it were laid out for the view, not for a 26-foot truck. Driveways are short and pitched, garages are often tandem, side yards run narrow along a slope, and the closest legal parking is sometimes a full block below the front door. We measure the approach before quoting and shuttle in a smaller vehicle when that is the honest answer. Either way there is no stair fee and no long-carry fee.

Canyon-view back yards
Half the value of a Laguna Niguel lot is the view off the back, and the spa is usually out there on a terraced deck behind a side gate barely wider than the shell. We walk the route first, protect the deck boards and gate posts, dolly the tub out on its side and set it level at the other end. If the geometry does not work we say so before you book, not on the day.
